随着“十二五”规划的制定和实施,经济迅速发展的驱动,政府对我国中低收入人群的保障力度逐渐完善和健全。“民生”问题一直是老百姓最为关心的,简而言之,老百姓对衣食住行、生活配套等诸多问题的关心,随着经济的发展越发“苛刻”。目前,在大中城市拥有一个属于自己的“栖息”之所,让绝大多数中低收入人群“望成莫及”。那么,政府将依靠什么途径去解决这些棘手的问题呢?现有的保障力度能否满足住房紧缺的大问题呢?……这些都值得我们去深思。 本文拟从对现有制度的分析和提炼,通过对国外优秀廉租住房案例学习和参考,再结合自身实地调研及调查问卷结论分析,以及自身实地体验廉租住房等方式深入分析广州市现有廉租住房的户型以及其对室内空间的制约等,总结并提出相应的改进对策。 其中,本文将从两方面入手提出拙见:其一,空间和户型的相互制约。由于建设资金的拮据以及有限其他房源的设计,众多现有或者规划中的廉租住房户型多为不方正的“边角料”,即多呈现不规则空间,从而制约了小空间的最大化利用;其二,时间与空间的延续性。随着时间的推移,租户的人口结构必然会发生一定的变化,原本较小的空间定然不能满足人口的增长和老龄化的趋势,所以适老性和可变性也是需要设计的。 通过深思熟虑,初步得出以下几点基本结论以试图解决现阶段广州廉租住房室内空间和户型所出现的几点常见问题:其一,结合广州的地理位置和气候特点及人文风俗,建设符合基本国策的廉租住房;其二,运用视觉优势,从视觉上延展空间,以解决廉租住房的小空间给租户带来的压抑和制约。其三,用模数化的概念,在空间内部进行可变性的改造,从结构围合、家具陈设等方面,进行可随时间推移的改造,解决租户因长期居住而产生的连带问题。 对室内居住空间最切实践的再设计,不仅能为广州地区廉租房的设计应用以及使用中带来积极的作用和意义。同时因对空间的可变实践,也能为小空间户型的推广和普及,节约现有资源起到了推动作用。 |

As " The 12th Five-Year Plan " made and implementation , and the drive of rapid economic development , the government in China to low-income people security strength gradually perfect and complete. " The people's livelihood " is always the problem people are concerned most about , in short , common people’s concern about the basic necessities of life from food to clothing , grew more " critical " with the development of economy. At present , having their own " habitat " in large and medium cities become a dream that most low-income people can’t make it . So , the government will rely on what way to solve the difficult problem ? The existing security efforts could meet the critical problem of housing shortage ? ...... These are worth us to ponder . This article will through the analysis and summary of the existing system , use the excellent foreign low-rent housing cases for a learning and reference purpose , again according to my own investigation and analysis of the questionnaire conclusion, as well as the personal experience of low-rent housing , then make a thorough analysis in restriction of Cantonese existing low-rent housing flat type and its interior space , summarize and put forward the corresponding improvement countermeasures . Among them, this paper will put forward my humble opinion from two aspects : first , the space and the door model restrict each other . Because of the funding constraints and the limited availability of other houses resources design , many existing or planning low-rent housing’s door models are not more than founder " leftover material " , that is , mostly emerge irregular space leads to restrict maximize use of the small space ; Second , the continuity of the time and space . As the elapse of time , the population structure of the tenants will has certain change , originally the smaller space surely cannot meet the population growth and the aging trend , so comfort for older and variability is also need to be designed . Through the careful consideration , we got the following basic conclusion to try to solve the present Cantonese low-rent housing’s some common problems about interior space and door model : First , combined with Cantonese geographic location and climate characteristics and cultural customs , the construction of low-rent housing should meet the basic national policy; Secondly, Use visual advantage, extend space from the vision, in order to solve the repression and restraint bring to the tenants because of little space of low-rent housing. Thirdly, with modulization concept , bring variability transformation for the space inside , from the Wai-structure, furniture furnishings and etc , can be transformed over time, solving the joint problems for tenants thanks to a long-term live. The most workable re-design for interior living space , not only can bring the positive function and meaning for the design and application of Cantonese area’s low-rent housing . At the same time , because the variable practice of space , can also promote the popularization and advancement of small-space door model ,played a catalytic role in saving existing resources. |
